Arriving
Check-in is from 3pm, and there’s no one to wait around for — the house has a key safe by the door.
We send your door code the day before you arrive, along with directions, parking notes and the Wi-Fi details. Turning up at 11pm after a long drive is fine.

I’m Usman. A pharmacist by trade, and I run Oakbee Stays alongside it. I look after the house myself, so when you message you’re talking to the person who holds the keys — not a call centre reading from a script. Need an early check-in, a hand finding the place after a long drive, or a mid-stay linen change? Just ask.
I’d rather guests felt at home than impressed. Clean sheets, fast broadband, a kitchen you can actually cook in, and everything working the way it should when you walk through the door.

Questions we get asked.
How do I pay?
Once we confirm your dates we’ll send a secure payment link. Payment is taken in full at the time of booking, and your dates are held as soon as it clears. Companies can be invoiced on account instead of paying upfront.
What’s your cancellation policy?
Cancel more than 14 days before check-in and you get a full refund. Within 14 days of arrival we’re not able to refund the booking, as there’s rarely time to re-let the house at that notice. Let us know as early as you can and we’ll always try to help.
Do you take a security deposit?
We place a temporary hold on your card rather than taking a payment. No money leaves your account, and the hold is released automatically a couple of days after you check out.
You’ll complete this step before arrival. We’d only ever charge against it for damage beyond normal wear and tear, with evidence and a written breakdown — see our terms. For most guests it comes and goes without them noticing.
How many people can stay?
Up to eight, across five bedrooms — three doubles and two singles. The house has one bathroom, which is worth bearing in mind if you’re booking for a full group.
Can I stay for a month or longer?
Yes, and it’s usually the best value. Stays of 28 nights or more are priced monthly. Send us your dates and we’ll quote you.
What’s the minimum stay?
Three nights for bookings made in advance. Closer to the date it’s more flexible — within a week of arrival we’ll take one or two nights if the house is free, since we’d rather it was used than sitting empty. If you need a short stay at short notice, just ask.
How do I get into Manchester?
The Leigh–Salford–Manchester guided busway runs through Tyldesley, with the V1 and V2 into the city centre and on to Manchester Royal Infirmary. Driving, it’s around twenty minutes via the East Lancs Road. There’s a free park and ride on Astley Street for busway passengers.
Is there parking?
There’s free on-street parking with no permit needed. It’s a residential street, so spaces aren’t reserved and how close you get depends on the time of day — but parking is generally straightforward. There’s also a free park and ride on Astley Street if you’d rather leave the car and take the busway into Manchester.
Where exactly is the house?
In Tyldesley, in the Wigan borough of Greater Manchester. The full address and door code are sent once your booking is confirmed.
Can I bring a pet?
We’re not able to accept pets at this property. Assistance dogs are always welcome.
What if we need a late check-out?
Check-out is at 10am. If you need the house beyond that we’ll need to charge for the extra day, since it affects the changeover for the next guests. Ask us and we’ll see what’s possible.
Is smoking allowed?
The house is strictly non-smoking throughout, including vaping. You’re welcome to smoke outside in the garden.
